We invest before we ask
Construction is funded and underway before a unit goes on sale. By the time we invite you, the building exists and the risk you are being asked to carry is small and visible.
Most developers ask you to buy a drawing and wait. We put the money in first, build the thing, and invite you to walk through it. Then you decide.
Ninety residences, every one a 3BHK, on the eastern corridor, built in phases. Block B stands seventy-five percent complete with the Occupancy Certificate due December 2026 — you can walk the floors this week and read the approvals folder while you are there. Block A follows at sixty-five percent, and goes on sale the same way: only once it can be walked through.

Completion percentages, certificate timelines, approvals, pricing and GST. If we put a number in front of you, you can verify it on site the same day, without an appointment.
No hard close, no countdown, no asking what it would take to sign today. You take the figures home and come back when you are ready, or you do not.
A developer’s past handovers are the only promise worth anything. Ours is listed with its date and registration numbers, so you can go and look at it.
Serilingampally, Hyderabad
Sahasraa as it stands: the internal drive between two of the blocks, the gatehouse, and the planted avenue.
Delivered and occupied for five years. If you want to know what a Fuerzaa building looks like half a decade after handover rather than on the day of it, Sahasraa is a drive away and the residents do not work for us. Its first four blocks were built before the RERA Act came into force; blocks five and six are registered under the numbers above.
The grounds five years after handover — planted, used, and maintained by the residents' association.
Four rooms of the Sahasraa model flat, photographed at handover. Furniture and styling are not included in a sale.
We are not comparing ourselves to anyone else here. Both numbers are ours, both buildings exist, and you can walk through either one.
Resident photographs, testimonials, and the link to Sahasraa’s Google reviews. Third-party reviews of a building you handed over five years ago are the strongest evidence on this entire site — send the Google Maps listing URL and it goes here, linked directly rather than quoted.
The discipline that finishes a civil contract on programme is the same discipline that hands over an apartment on the date promised. Fuerzaa Homes is the residential arm of a group incorporated in 2015 and building to deadlines ever since.
The group's contracting arm, building to programme for institutional clients. It is a sister company, not a parent — and it is the reason a residential developer of this size can carry a block to seventy-five percent before selling a single flat.
This is us. Sahasraa at Serilingampally, handed over and occupied since 2021. Raagaa at Narapally, ninety residences built in phases, sold only once each block can be walked through.
We hold land for the next residential developments. They are not on this page and they are not for sale, because they cannot yet be walked through — which is the whole point. When they can be, they will appear here with their registration numbers like everything else.
The founder is Harshavardhan Galla — Vardhan — an alumnus of the Indian School of Business. The management team is drawn from ISB, the IITs, the IIMs and the chartered accountancy profession.
We mention it for one reason. Carrying a block to seventy-five percent before accepting a rupee from a buyer is a financing decision long before it is a marketing one. It needs a balance sheet somebody is watching, and a management that would rather hold the inventory than hold your money.

Most developers keep these in a folder you have to ask for. We would rather they sat here, so you can check us on the Telangana RERA portal before you ever pick up the phone.
Both are listed on the Telangana RERA portal under Raagaa — Spaces by Fuerzaa. The two blocks share a name and differ by registration number, so use the numbers above when you search.
On 31 July 2026 the Telangana authority treated the war conditions in West Asia as force majeure under the RERA Act and extended every registered project in the state whose completion date falls on or after 28 February 2026 by four months. It was automatic. No developer applied for it, none paid for it, and none could decline it. Block B's registered date moved out with everybody else's, which is why the portal may now show a date in 2027.
We are not using it. The Occupancy Certificate for Block B is December 2026. That is the date on this page, it is the date we will be held to, and a relaxation handed to the whole industry is not a reason to take four more months of your life.
Building permission number and the sanctioning authority, plus environmental clearance where applicable, and confirmation of the group GST registration before we publish it. For the memberships above: the CREDAI chapter and membership number, and the IGBC membership number — both should be printed, because a number is checkable and a logo is not. And the TGRERA force majeure order number for the four-month extension, taken from the official copy rather than from a news report, before we cite it anywhere.
Block B is open for viewing seven days a week. Bring whoever you want and ask whatever you like.
